Technical Description
Substructure: Under the Buildings are unified base-slabs, which are strengthened on the necessary edges by beams.
Wall Structure: The Buildings are constructed with mixed structures. The main ingredients are: Monolit ferro-concrete frame, ferro-concrete with stiffened points, Silka* brick, very strong sound and heat isolating walls. With this structure we can offer the best possible sound isolation between the Apartments and an efficient heat isolation. The Stairways and Buildings are connected to each other with Schöck Isokorb Isolators.
Stairways, Terraces: The Stairways are based on Monolit ferro-concrete frames. The external Terraces at Building A and B are strengthened with steel frames and ferro-concrete joists. The terraces include solar sails and a layer of coated wood.
Roof Structure: All buildings are equipped with flat roofs which has a 2 % slope, above the plastic isolation layer will be in all 4 buildings a panoramic roof garden. As isolation and vapour barrier of the roof gardens will be a step resistant extruded Styrofoam installed.
Tin Structure: As material for the tin-work and other masking we use natural coloured titanium zinc plates.
Heat and Sound Isolation: The floor isolations, walls and ceiling isolations of each Building are fitting the vapour technical criteria. The structure of the high efficiency heat isolation: In the horizontal structures, mainly Styrofoam, strengthen on the needed points with step-proof or extruded Styrofoam. The Silka* brick walls will get a layer Styrofoam and a layer non-flammable Rockwool as additional heat isolation.
External Doors and Windows: Fenstherm Future* advanced heat isolated, five chambers, three-layer glass construction, anthracite colour outside and white inwardly doors and windows will be placed in all apartments.
Shutters: Most windows (expect from small or narrow windows) are equipped with shutter holders, which fit electric shutters.
Doors and Windows: The safety front-doors are equipped with a three pin lock, recommended by MABISZ.
Indoor doors and windows covered with natural veneer or coloured MD, Alpine white slab (EGG W 1100), Diamond-gray case (EGG U963), Arlington Oak slab and rubber bumpers.
Interior and Exterior trim: According to the function, warm and cold floor coverings with matching footing are used.
The terraces are covered with a high quality non-freezing coverage.
The walls are two times plastered with painted white.
Hard finish: The wet areas are covered to 2m. There is a wide list of materials to choose from, but in case of individual material needs an amount of 4500ft/m2 will be credited to the owner (for not using the material which is included in the price of the apartment).

Mechanical Installations:
In wet areas:
- Ravak Bathtub as standard or an amount 100.000 FT will be credited to the owner (for not using the material which is included in the price of the apartment).
- Geberit Toilets as standard.
- Sigma 01 white curb button as standard.
- ALCA Simple APZ 10 lineal shower channel.
Traps:
- Hansgrohe LOGIS 70 one hand traps in Toilets.
- Hansgrohe LOGIS 100 one hand traps in bathroom.
- At Bathtub: Hansgrohe LOGIS bathtub trap + shower trap.
- At Shower cabinet: Hansgrohe Crometta S 240 1 Showerpipe with thermostatic trap DN15 (inclusive tube and rain-shower head).
The price of the Apartment does not include bathroom equipment like mirror, shower-door, towel-rail, toilet paper holder etc.
Heating and Cooling: The heating, cooling and domestic hot water for the homes are produced with renewable energy. The low-energy air-water heat pumps (Panasonic Aqvarea Tcap SXC16H9E8 Full Inverter) installed in the garage generate hot water, heating and cooling energy. There will be a centralized heat center per building, but the billing will be based on actual consumption of each apartment. Each apartment has two heat meters (for heating-cooling) and one cold and hot water meter. The apartments will be equipped with a Rehau floor heating system, which will ensure a consistent temperature throughout the apartment. A fan-coil (FC) heater-cooling system helps the floor heating system in every room, if necessary. The heating and cooling is controlled by thermostats in each room individually.
Smart Home System: The apartments are heated automatically to circa 18 degrees Celsius during heating periods. Owners also have the option of setting the temperature via telephone. Local extraction is secured in the bathroom and toilet with HELIOS low noise fans. The external rainwater drainage is done outside the building, so there is no noise and heat loss.
Depending on the status of the apartments, we provide the opportunity for the owners to consult with our interior designer in order to design the apartments following the needs and wants of each individual.
Electrical Installations: Each home gets a unique electrical meter with a 1x32A connection value. The electrical installation is done with copper and plastic insulated wirings and located in the wall. The apartments have their own electrical distribution board, with a circuit breaker (lifesaving relay) and overload protection. The electrical switches and sockets flush in the wall, which can be Schneider Electric Asfora or Merten type, chosen by the owner of the flats. The living rooms and rooms will be equipped with TV-Internet connection, each apartment will be equipped with an IT connection, which allows the service provider to place the WI-FI router. In each apartment will have digital intercom to open the entry door on the garden side. The connections for lamps and other lights will be prepared, but the lights are not part of the facilities.
There is one washing machine connection in each apartment.
The kitchens have a built-in connection for electric hob and oven.
The preparation work for the dehumidifier in the kitchen is included.
The Apartments will have an alarm center with a motion detector. The buildings are equipped with lightning protection and surge/over load protection.
Terraces and balconies will get a waterproof socket.

The roof gardens are equipped with water, tubule and sockets. Two outdoor connections are ensured for illuminants. Only prescript (by SZMSZ) lamps can be used. Only object and plants under 1m can be placed in the roof garden.
Storage Rooms: Technical content: switch, plafond lamp preparation, optional socket, lockable steel door.
Garden: All green surfaces are inclusive with an irrigation system.
Metal pedestrian entrance gates will be placed. The fences between the gates are made of plants. Intercom, pedestrian and car access system can be controlled from mobile phones and directly from the apartments.
Evaluator: Building A, C, D will be fitted with luxury quality Schindler evaluators from the garage to the second floor.
*Custom design options are possible depending on the progress of the construction and the degree of completion. In case of individually chosen solutions we always make a price quote, and we execute the execution by our own efforts. Any additional costs that may arise are payable prior to the order and will be invoiced when the final invoice is issued.
